Triodos Bank finances modular and circular apartment complex in Amsterdam North

MaMa Makers, a consortium of investors consisting of Marc Koehler Architects, Edwin Oostmeijer, and CommonWealth Investments, has closed a construction and development financing of €21,500,000 with Triodos Bank for a to be developed apartment complex in the North of Amsterdam.

The project concerns a communal housing concept consisting of 100 mid-rental apartments located at the Klaprozenweg in Amsterdam. The building will be modular and circular built with CLT (cross laminated timber) as basic building material. The property will be featured with high-end sustainable features such as solar panels, triple glazing, ATES installation, green roofs etc. which results in a negative EPC, meaning that the building will generate more energy than it uses and will contribute to lowering the carbon emission. This makes the building eligible for the Green Certificate of the Dutch government with various financial benefits.

The MaMa concept is new in its form and has the goal to provide space where residents can live and work in a sustainable environment. In addition to the 5,000 sq m GFA residential space, 1,000 sq m commercial space will also be developed for culture and a leisure use, 200 sq m GFA for co-working and community space (i.e. a large shared roof terrace).

The construction is planned to commence in Q2 2022 and will take approximately 12 months. Completion is planned in Q2 2023.

The design is created by Marc Koehler Architects and developed by Edwin Oostmeijer Project Ontwikkeling.

MaMa Makers was assisted by CBRE Debt & Structured Finance in arranging the financing.
