Record lease on Krakow warehouse market in Q1 2023
Part of the Maszoński Group's portfolio, MCG EastBridge will lease nearly 37,000 sqm of warehouse and office space at GLP Kraków Logistics Centre III. The investment in the economic zone near Krakow is expected to strengthen the image of Maszoński Logistic and the newly established MCG EastBridge brand in this part of Poland and provide a central base of operations for Southern and Eastern Europe. AXI IMMO was the exclusive advisor in selecting and leasing the strategic location.
MCG EastBridge is a new brand in the portfolio of Maszoński Logistic, which has been providing comprehensive transport and logistics services in the European Union countries for more than 25 years. The company is well recognized in Western Europe, conducting business operations from its headquarters in Sulęcin and its subsidiary Maszoński Logistic GmbH in Irxleben, Germany. The establishment of the new company is part of a long-term expansion strategy into the markets of Central and Eastern Europe and the Balkan countries.
Miroslaw Maszoński, Chairman of Maszoński Logistic explains: "MCG EastBridge is the next stage of building awareness towards the entities centered around Maszoński Logistic. We decided to choose Krakow because, in our opinion, this market has great logistics potential due to its access to the A4 highway, which is part of the 3rd Trans-European Transport Corridor. The route runs from the port of Calais in France to the eastern edge of Kazakhstan, recently one of Europe's most important transit locations. Therefore, the possibility of conducting logistics operations underneath Krakow is significant in our company's development and our planned operations in neighboring countries."
MCG EastBridge will occupy a target area of approximately 36,000 sqm of warehouse space, primarily for day-to-day logistics services. The distribution center will also become the headquarters of the newly established company. The comfort of the future staff will be provided by a spacious office of more than 700 sqm, designed by the latest standards. The space will be conducive to quiet work through solutions related to increased acoustic and thermal insulation. In the coming months, MCG EastBridge will begin recruitment processes based on the competencies of local specialists to serve clients from the regions of Malopolska and Podkarpacie. The location is also an excellent hub for distribution to Central and Eastern European markets.
Bartosz Rojewski, Chief Operating Officer, MCG EastBridge, said: "As part of MCG EastBridge, we will take advantage of Maszoński Logistic's long-standing know-how in the field of freight forwarding, transportation services, and handling international contracts for new markets. Choosing the right location was a strategic decision for us, so we got the support of a skilled AXI IMMO consultant familiar with the local warehouse real estate market and business conditions."
Łukasz Kordecki, Sales Director, MCG EastBridge, adds, "The development of transport and forwarding services and contract logistics is not the only goal of the newly established company. Acting as a logistics operator, we want to provide our customers with comprehensive logistics solutions to handle the supply chain at every stage. In the coming months, our services will expand to include customs brokerage, bonded warehouse, sea and air freight forwarding, intermodal transport, support for the e-commerce market, and transport of groupage cargo. The location of the logistics center in proximity to such a large agglomeration, which Krakow undoubtedly is, creates conditions for the development of services in the area of city logistics, which is also part of the company's development strategy."
Marta Nowik, Director, Industrial and Logistics, AXI IMMO, comments: "The new location of developer GLP is a hotspot not only for the Cracow region but also for the entire area of southeastern Poland. The Niepołomice economic zone, where the GLP Kraków Logistics Centre III logistics and warehouse park will be put into operation, gathers more than 70 companies still developing and planning new investments. I am confident that MCG EastBridge's launch of a multi-user warehouse with logistics services will bring success to the new brand."
The lease of nearly 37,000 sqm by MCG EastBridge was the largest recorded lease in Q1 2023 in the Krakow market and the second largest in the last five years and its history. The transaction demonstrates that despite the high absorption of warehouse space, clients interested in developing in this location can look forward to investor support.
Jaroslaw Czechowicz, Country Manager, GLP Poland, says: "The proximity to a metropolitan area of 1.5 million people, a modern road network, and the presence in the region of companies that are leaders in their industries make it a natural place for GLP to further expand in the region. Our buildings near Kraków are in high demand - the existing ones are already fully leased. GLP Kraków III Logistics Centre's top quality will encourage many companies to choose our park. The excellent location of the park provides easy access to the A4 highway and national road No. 75. An additional convenience for future employees is the proximity of the railroad station in Podłęż, from where the center of Kraków can be reached in 25 minutes."
GLP Kraków III Logistics Centre will be built in line with the BREEAM “Very Good” or higher certification requirements. Its features will include a storage height of 12 m, reinforced flooring with a loading capacity of 7.5 t/SQM, additional daylight and a solar-ready rooftop. The project also includes landscaped areas and electric vehicle charging stations, and a dedicated rest area for lorry drivers. Greenberg Traurig law firm advised purchasing the land to construct GLP Krakow III Logistics Centre. Tax analysis of the land plots acquisition and tax assistance in drafting transactional documentation was provided by PwC Poland Team.
